Background

ENEX 100 is a dynamic retail centre and commercial office development situated in the heart of Perth’s Central Business District (CBD). This project aims to revitalize the shopping experience within the centre, including upgrades to the shopping environments and food court dining area.

Challenge

The primary challenge of the ENEX 100 project was to carry out significant refurbishment activities in a highly trafficked public area without disrupting daily operations. The need for careful segregation of work zones from public areas was crucial to minimise noise, dust and to keep the public safe.

Additionally, the project required robust floor protection solutions against heavy equipment like scissor lifts, for finished floors, including stone tiles, and polished timber floorboards, while maintaining aesthetic appeal and safety. Some areas were required to be protected while night works were underway and removed during shopping centre opening hours.

Solution

ADCO, leveraging its previous project experience, engaged a Protecta Project Protection Specialist early in the planning stages. This proactive approach allowed the team to meticulously outline the project’s stages and identify optimal protection solutions for different areas. Meetings were held to
define segregation and protection requirements, resulting in a detailed, costed protection plan for the project duration.

Several products were selected to meet these requirements:

  • Enviro Wall®: This lightweight, easy-to-handle, and fully recyclable hoarding system was chosen for its reusability and ease of installation, offering an eco-friendly, modern alternative to traditional hoarding systems. Enviro Wall® also supported the application of vibrant graphics and door kits made ordering easy. (See image 1, 2 and 3)
  • Protecta Weave: Utilised in non-critical areas for dust containment, ensuring that the work zones were isolated effectively. (See image 3)
  • Protecta Flute 5mm: These materials were used above Enviro Wall® to provide stronger containment for airborne debris, in construction zones with higher activity.
  • Protecta Rubber: Laid in public, tiled areas after hours and removed each morning to protect against overnight construction activity.
  • Protecta Board XTRA 5mm with soft felt underlay: Installed in the food court’s sunken dining area with polished timber floorboards, providing maximum impact protection including scissor lifts and preventing scratches. (See image 4 and 5)






Final Result

Although the project is still underway, feedback from subcontractors and the client has been overwhelmingly positive. The ease of use of the Enviro Wall®, particularly its lightweight and manageable nature compared to older hoarding systems, has been a highlight. Enviro Wall®, along with the other selected solutions, has been noted for outstanding performance in protecting the various surfaces and maintaining a clean, safe environment during construction. The project has benefited from time and budget efficiencies due to the ease of installation and effective protection measures implemented.
